Summer 2016

Oceanside is experiencing a lot of new development and growth in every area of the City. Restaurants, breweries, manufacturing businesses and soft action sporting attractions have a high level of interest in locating to Oceanside

Some of the businesses that opened over the past year includes:

New Retail Development:

In South O

  • Urge Gastropub & Whiskey Bank, has developed a tremendous following and is very successful new restaurant to Oceanside.
  • Privateer Marketplace and Wine Bar offers sandwiches, salads, cheese and wine in a relaxed environment
  • The Whet Noodle is a highly acclaimed sushi restaurant that uses locally sourced produce on its menu
  • Vital Climbing, rock climbing entertainment facility opened on South Coast Highway across the street from Bagby Beer
  • The Rustic Trunk antiques store offers a unique shopping opportunity
  • Revolution Roasters coffee opened in South O and has a strong following

Throughout Oceanside

  • Buffalo Wild Wings, Ohana Cupcakes and Menchie’s Yogurt in          El Camino North Shopping Center
  • Daiso opened in El Camino North shopping center and sells a variety of household, home décor, accessories and seasonal items.
  • Chipotle opened in Mission Marketplace and El Pollo Loco is also open
  • Sushi 4 Reel a new restaurant in Oceanside Square at Oceanside Blvd and Temple Heights
  • Eye Glass World opened in Pacific Coast Shopping Center
  • Pupologie fresh pet food located in Fire Mountain Shopping Center
  • Wulan Ramen Tap House located in Plaza Del Oro shopping center
  • Starbucks on Mission Avenue opened this month offering drive-up or walk-up service.
  • Maxdon’s Pub and Grub moved into a new center at Marketplace Del Rio

  • Rita’s Ice in Mission Square Shopping Center
  • Sunshine Deli located in Pier View Plaza shopping center offers sushi, poke bowls and gelato
  • Coastal Coffee Connection opened in Ocean Village and offers coffee, sandwiches, bakery items

  • The loose Leaf Tea Bar on Mission Avenue across the street from Ocean Place
  • The Good Hood clothing store opened on Mission Avenue
  • San Diego Trading Company is open on Mission Avenue
  • Jersey Mikes opened in the Downtown last summer.
  • The Fish Market, located in Oceanside Harbor, offering freshly caught fish.

New Breweries:

  • Oceanside Brewing Company is located in Airport Industrial Park
  • Golden Coastal Mead Brewing located off Oceanside Blvd
  • Midnight Jack Brewing is located in Oceanic Business Park

New Industrial:

  • Global Surf Products Inc., premiere surf boards and products
  • IDE Americas, Inc., Water technology company
  • Olli Salumeria constructed 83,000 sq. ft. and manufactures Italian salami and has added.
  • First Park at Ocean Ranch started construction in 2015 as 237,000 sq ft of spec industrial development. Before construction was complete, the entire project was leased.
    • SuJa Juice leased over 160,000 sq ft in the newly constructed First Park in Ocean Ranch Business Park
    • Brixton Clothing has leased the remaining 65,000 sq ft of First Park to expand out of their Pacific Coast Park location.
  • Genentech is expanding their current operations by adding a second manufacturing line for drugs, they also have gone green by adding a 4.8 megawatt solar panel system this year.

Industrial/Breweries under construction:

  • FedEx will be opening in August 2016 with about 500 employees
  • Magna Flow is expanding into another 93,000 sq ft in Ocean Ranch making the total square footage over 300,000 square feet, and about 230 employees.
  • Coca Cola is expanding operations adding 194,000 sq ft which brings the total square footage to almost 500,000 with about 310 employees.
  • Belching Beaver Brewing will open by August in Pacific Coast Business Park manufacturing beer and having a tasting room.
  • Black Plague Brewing will be constructing their brewery in Jason Court.
  • Suja Juice is complete on the tenant improvements to their new facility at First Park in Ocean Ranch. The company will be moving equipment from the San Diego location to Oceanside over the next few months.
  • Gilead Sciences is expanding by renovating the 4010 Ocean Ranch building into lab and office space adding a mezzanine to make the building almost 300,000 sq ft. The total square footage occupied by Gilead will be almost 500,000 sq ft in Oceanside with about 420 employees.

Restaurants, Retail, Housing under Construction:

  • Texas Roadhouse restaurant is under construction in El Camino North
  • 1 Mission Avenue (Block 18) is a 4 story building under construction on almost 10,000 sq ft of retail space that is already leased up to restaurants, along with 66 residential units, and underground parking. The property is owned by the Ute Indian tribe out of Colorado, who owns 5 blocks in the core downtown area including Springhill Suites and Hello Betty Restaurant.
  • North Beach Promenade being developed by Pelican Properties (also known as lot 23) in the Downtown will be under construction by August 2016 to build 350 public space and 130 private space parking garage along with 52 apartments and 9,200 sq ft of retail space.
  • Children’s Paradise, a daycare and child development center is under construction in the Oceanside Plaza Shopping Center.

Housing Developments Under Construction:

  • Pacific Ridge Condos are grading at College and Old Grove Road to construct 338 units of housing
  • Cloud Condo’s are again under construction to finish the almost 200 housing units located at the corner of Mesa Dr. and Old Grove Road.
  • Oceanside Mesa is under construction on 22 housing units at Fousset and Mesa Drive
  • Spring Creek Senior Community constructing 338 units at Highway 76 and Melrose Drive
  • Mission Cove Affordable Housing development, a public-private partnership, is located at Mission and Carolyn Circle is under construction on 288 units of housing and 10,000 sq ft or retail space

Projects In Development


  • Cornwell Biotech Center is working on the development of 86,000 sq ft of industrial space in Rancho Del Oro Technology Park.
  • SDG&E has plans into Public Utilities Commission for approval to construct a new substation on 9 acres in Pacific Coast Business Park.


  • Inns at Buena Vista Creek – working on getting entitlements for three Hilton Branded hotels, Embassy Suites, Hampton Suites and Homeward Suites
  • Hyatt Place is currently known as the Rodeway Inn on N Coast Highway has an application in to extend entitlements with the goal of beginning construction drawings in 2017 on a 130 room hotel with 3,000 sq ft of meeting space and a 5,000 sq ft restaurant.
  • Belvedere also known as 1010 Oceanside is finalizing building plans for a 124 room boutique hotel, 90 live-work lofts and almost 9,000 sq ft of retail space located on the south-west corner of Horne and Mission Ave.
  • Beach Resort Hotel is a public private partnership to be located on Pacific Street which will include 489 hotel rooms, 10,000 sq ft meeting space and 18,000 sq ft of visitor serving retail space. Currently the development is in the appeal process with attorney Cory Briggs of San Diego. The hearing on the appeal should be heard by winter 2016. Once the litigation is resolved the developer will have 16 months to break ground on the development.
  • A new Hilton Branded hotel is submitting an application to construct an 88 room hotel at the south east corner of Fousset and Mission Ave.
  • Crunch Fitness will be renovating and moving into the old USA Discounters/Longs Drugs site at Oceanside Blvd in the Oceanside Town and Country shopping center
  • IFly has been approved to be constructed on Vista Way and will bring another quality attraction to Oceanside
  • A new Starbucks to be located on N Coast Highway and Windward Way has submitted an application to construct a 5,000 sq ft building with Starbucks occupying 2,500 sq ft


  • Cleveland Street Beach Lofts will be under construction in fall 2016 on a mixed use development that includes 10 condo units and 2,000 sq ft of retail space to be located on Cleveland Street next door to Apothique.
  • Villa Storia is working on building plans to construct 420 units of rental and for sale condos on Mission Avenue just east of the Mission San Luis Rey.
  • On the North East side of Melrose Drive an application is in to construct 312 units of single family housing units.
